Farmville, VA & Prince Edward County
Wash it
right, the first time.
What I Do
Eight services
House & Siding Soft Wash
Low-pressure chemical wash that kills algae and mildew at the root instead of just blasting it off — safe for vinyl, brick, and stucco.
Roof Soft Wash
Never pressure-washed — soft chemical treatment only, so those black streaks come off without lifting a single granule of shingle.
Driveway & Concrete
Real pressure and a surface cleaner for oil stains, tire marks, and years of ground-in dirt — flatwork built to take it.
Gutter Cleaning & Brightening
Debris pulled by hand and flushed clear, plus a separate chemical pass to strip the oxidized black streaks off the outside face.
Deck & Wood Brightening
Pressure wash followed by a wood brightener pass — pulls grey weathering back out so the grain looks fed, not just rinsed.
Fence Washing
Both faces, not just the side you see from the porch — algae and grime build up evenly on freestanding fence.
Trash Bin Cleaning
Hot, high-pressure interior blast for your trash and recycling bins — no more holding your breath when the lid comes up.

Pricing
What it typically runs
Real starting numbers for the home sizes I see most around Farmville — single-wide and double-wide mobile homes, and two-story houses. Your exact quote depends on condition and access.
| Service | Single-Wide (~900 sf) | Double-Wide (~1,700 sf) | Two-Story (~2,400 sf) |
|---|---|---|---|
| House / Siding Soft Wash | $275 | $425 | $750 |
| Roof Soft Wash | $350 | $550 | $750 |
| Driveway / Concrete | $150 small pad · $200 standard driveway · $300 larger driveway — priced by pad size, not home size | ||
| Gutter Cleaning | $100 | $130 | $200 |
| Gutter Brightening | $75 | $110 | $150 |
| Deck / Wood Brightening | $175 small porch · $275 medium deck · $425 large/wraparound — priced by deck size | ||
| Fence Washing | $250 typical run (both faces, ~150–200 linear ft) · +$75–150 for heavy contamination | ||
| Trash Bin Cleaning | $60 per visit for 2 bins · +$15 each additional bin — priced by bin count, not home size | ||
Every number here is a real starting point, not a locked-in rule — final price depends on condition and access. Heavy staining that needs extra chemical or time can add $75–150, and I'll always talk it over with you before doing that extra work. Want an exact figure for your place? About
One guy, one rig, no subcontractors
Farmville House Wash is a one-person operation run by me, Aiden — the same person who quotes the job is the one standing on your driveway running the wand. No crew rotating through, no upsell script, no franchise fee baked into the price.
Every wash starts with the surface, not a fixed pressure setting: siding and roofs get a low-pressure chemical soft wash so algae and mildew actually die instead of just getting blasted off the top layer, while concrete gets real pressure and a surface cleaner where it can take it.
Based in Farmville, working Prince Edward County and the surrounding area — real local scheduling, not a call center reading from a script three states away.
Common Questions
Is the chemical safe for my grass and landscaping?
Plants and lawn areas near the work get pre-wet and rinsed afterward, which is the standard way to keep soft-wash chemical from sitting on foliage. Sensitive plantings can be flagged ahead of time for extra care.
Will pressure washing damage my roof?
Not with this method — roofs get a soft wash only, low pressure with the right chemical mix, never a direct high-pressure blast. High pressure on shingles strips the protective granules and can shorten roof life, so it's never used here.
Do I need to be home?
Not required for most exterior jobs as long as there's water access and the work area is clear — just mention it in your quote email if you won't be there.
How long does a typical job take?
A single-wide or double-wide house wash usually runs 1–3 hours depending on the service and condition; bundled jobs (siding + roof + driveway) take longer but happen in one visit instead of several.
What if it rains on my scheduled day?
Jobs get rescheduled for weather at no charge — chemical application and rinsing both work better in dry conditions anyway.
Do I have to pay a deposit?
Only to book a date online: a flat $20, and it's credited toward your final bill — it's not an extra charge. Cancel or reschedule more than 24 hours ahead and your deposit is refunded minus a 3% card processing fee, or it moves with you to your new date. Within 24 hours of the appointment it's non-refundable. Free quote requests never need a deposit.
No — booking online doesn't take a deposit right now; you pay when the job is done. Free quote requests never need one either.
How soon can I book?
Online booking starts the day after tomorrow, so I have time to prepare. Need it sooner? Call 830-444-5800 and I'll fit you in if I can.
Do I need an outdoor water spigot?
Yes — a working outdoor spigot with a hose connection is required. I don't haul my own water tank, so I can't take jobs at properties without one.
Will every stain come out?
Most dirt, mildew, algae and common stains come right off, but some — rust, red clay, oil, paint, hard-water spots, and stains that have soaked in or etched the surface — may only lighten. And washing can't make a surface look new if it was already damaged, faded, or worn before I got there. It's all spelled out in the short Service Agreement you'll see before booking.
Can you remove rust and red clay stains?
Yes. Rust stains and the orange staining red clay leaves on siding and concrete can be treated. It's priced once I see it — in person or from photos you attach to your quote request.
Do you clean the windows?
Windows get a thorough rinse during a house wash so cleaning solution never dries on the glass. It isn't a detailed window cleaning, so some light water spotting can remain.
How often should my house or roof be washed?
It depends mostly on shade and trees. As a rough guide, siding every 1–3 years and roofs every 3–5 years — sooner under heavy tree cover, longer on a sunny lot.
Do you travel outside the service area?
For bigger jobs, yes — but call me first at 830-444-5800 to set it up. Out-of-area jobs need extra lead time, and there's a fuel charge based on distance that we'll agree on before booking.
